Not everything fits a standard module run. Where the requirement is unusual — a specialist fit-out, a difficult site, a specific frontage or an equipment enclosure — we design the building around the brief instead of the other way round.

When bespoke is the right route
Bespoke makes sense where the internal layout is driven by equipment, where the building has to match an existing architectural language, or where the site imposes constraints on access, levels or footprint that a standard arrangement cannot absorb.
How it works
We start from your requirement and constraints, produce a layout and specification, then agree the finishes and services before manufacture. You get a fixed quotation against a defined specification rather than an open-ended build.
What can change
Internal layout, partitioning, glazing arrangement, services, external finish, roof treatment, terraces and the way modules are combined. Structural limits and manufacturing constraints are confirmed early so nothing is promised that cannot be built.

Common questions
How bespoke can it get?
Layout, services, glazing and finishes are all open. Structural and manufacturing limits are confirmed early — we would rather tell you at the enquiry stage than at the factory.
Does bespoke cost significantly more?
It depends on how far the requirement moves from a standard fit-out. Many bespoke projects are close to standard pricing because the structure itself is unchanged.
How long does a bespoke project take?
Longer than a standard unit because of the design stage. We give an indicative programme with the quotation.
Can you work from our architect's drawings?
Yes. Send them with your enquiry and we will tell you what is achievable in the module system.
Can I start from the configurator?
Yes, and we recommend it. Build the closest standard arrangement, submit it, and describe the differences — it gives us a much better starting point.
Do you handle planning?
We provide specification and drawing information to support an application. The application itself is made by you or your agent.
