Modular buildings that are already built and ready to order — garden rooms, offices, WC and sanitary units, security cabins and bar/kitchen units, each with its real price, size and delivery estimate. These are clearance and ex-order units, sold as seen at significantly reduced prices.

Every unit below is available now rather than made to order, with UK mainland and Northern Ireland delivery included in the price and typical delivery in 30–40 days from payment. Prices are discounted against our standard bespoke specification because these are cancelled-order builds, not because the specification is lower.

Why the lower price?

These units are ex-order builds — constructed to our full premium specification for customers whose orders were cancelled. They're held at our production facility, so we're clearing them at significantly reduced prices rather than moving them into UK warehouse storage.

What you need to know:

•Built to the same premium specification as our bespoke units.
•Sold as seen — units ship directly from our production facility and may sustain minor cosmetic marks in transit, so no manufacturer warranty is included.
•Viewing not available — units are located overseas; full photography and specifications are provided for each unit.
•Where electrical systems are fitted, the installation has not been certified — buyers will need to arrange final sign-off with a qualified UK electrician on arrival.
•Full payment or approved finance required upfront. UK Mainland and NI delivery included in the price.
