An Adacon garden room is a fully insulated, fitted modular building that arrives largely complete — not a shed and not a summerhouse. Plastered and painted walls, laminate flooring, LED lighting, sockets and double glazing come as standard, so the room is usable from the week it lands.

Common questions

Do I need planning permission for a garden room?

Many garden rooms fall under permitted development when they are single storey, under the height limits and not used as separate living accommodation. Rules differ by property and location, so we always recommend checking with your local planning authority before ordering.

Is the garden room insulated for winter use?

Yes. Walls, floor and roof are insulated as standard, with double-glazed uPVC windows and doors, so the room holds heat with a small electric heater.

What is included in the price?

The standard P600 specification includes the structure, insulation, internal finishes, flooring, lighting, sockets and glazing. Groundworks, connection to your consumer unit and site-specific work are quoted separately.

How is it delivered and installed?

Modules are craned or forklifted into position onto a prepared level base. Access needs checking beforehand — we ask for photographs of the route before delivery.

Can I have a toilet in a garden room?

Yes, where a foul drainage connection or a pump run is possible. We build the room with the WC compartment and first fix so your plumber only has to make the final connection.

How long does it take?

Lead times are typically a matter of weeks rather than months, and are confirmed at quotation. Ready to Order units are quicker still.
