I need a building — what are my options?
Straight answers to the situations people actually arrive with, comparing modular against the alternatives, with real prices from £10,750 + VAT per module.
Each page sets out the options honestly — including where modular is not the right answer — what each size gives you, and the costs on top of the building itself.
I need two extra classrooms without major building works. What are my options?
Two teaching spaces built as joined modules cost from £43,000–£64,500 + VAT for the buildings, and land on a prepared base in a single day with no site works during term. The alternatives — remodelling internally or a traditional extension — either lose you existing space or take months of on-site construction.
See the optionsI need an office for 20 staff inside my warehouse. What are my options?
Twenty desks needs roughly 40–60 m² of office, which is four to six joined modules at £43,000–£64,500 + VAT, delivered finished and stood inside or alongside the warehouse. Stud partitioning is cheaper but permanent and noisy to build; a mezzanine buys floor area but triggers structural and fire-safety work.
See the optionsI need showers for 50 construction workers with limited power. What are my options?
Fifty workers typically needs six to eight showers plus changing space, which is three to four joined modules from £32,250–£43,000 + VAT. Where electrical capacity is tight, the practical answer is a stored-water system with a gas or heat-pump heat source rather than multiple instantaneous electric showers.
See the optionsI need a clubhouse for my club on a tight budget. What are my options?
A usable clubhouse with changing, WCs and a social room starts at around £43,000 + VAT for four joined modules, and can be phased — start with changing and WCs, add the social space and bar when the next funding round lands. A traditional build of the same size is rarely deliverable for that figure, and cannot be split across funding years as easily.
See the optionsCan I build a café from modular buildings? What are my options?
Yes — a serving café is typically one to two modules from £10,750–£21,500 + VAT, and a café with indoor seating and a full kitchen is usually four modules at £43,000 + VAT. The building is the straightforward part; extraction, grease drainage, hot water and the local authority's food-hygiene requirements shape the layout.
