Every Adacon module costs £10,750 + VAT, whatever it is used for. One module is £10,750, two is £21,500, four is £43,000 and six is £64,500 + VAT — so the only question is how many you need.

Most suppliers make you enquire before they tell you anything. Below is the real cost of each type of building, what each size fits, and the costs on top of the building itself.

How much does a modular classroom cost in the UK?

A single-module modular classroom costs £10,750 + VAT, and most schools need two to four modules, so a realistic classroom budget is £21,500–£43,000 + VAT for the building itself. On top of that you need a level base, transport to site, offloading and final connection to power, water and drainage.

A modular office costs £10,750 + VAT per module, so a one-room office is £10,750 + VAT and an office for around 20 staff with a WC and tea point is typically six to eight modules at £64,500–£86,000 + VAT. Base, transport, offloading and service connections are quoted separately.

A modular football clubhouse costs £10,750 + VAT per module, so a basic two-team changing facility is around four modules at £43,000 + VAT, and a full clubhouse with changing rooms, showers, WCs, a kitchen and a social space is typically eight modules at £86,000 + VAT. A two-storey modular building costs £10,750 + VAT per module, the same as a single-storey one, so a two-module stack is £21,500 + VAT and a four-module two-storey block is £43,000 + VAT. Stacking adds the cost of a staircase and a stronger base, but halves the ground area the building occupies.

The Adacon P600 modular building measures 5.9m × 2.2m (5900mm × 2200mm) externally, with an approximate usable internal size of 5.8m × 2.1m and an internal floor area of approx. 12.18 m² per module, and costs £10,750 + VAT per module. Each module can include a kitchen, toilet, shower, internal partitions, windows, doors, lighting, sockets and a consumer unit, and modules can be joined side by side or stacked to two storeys.

•Factory fit-out selected for the module (partitions, glazing, doors, kitchen, WC or shower where specified)
•Electrical first and second fix within the module, including consumer unit
•Internal finishes, flooring and decoration

What you still need to budget for

•VAT at the prevailing rate
•A level, load-bearing base or foundation sized to the building
•Transport to site, quoted on distance and access
•Offloading, and crane or hiab attendance where access requires it
•Final connection to mains power, water and drainage by your own contractor
•Planning permission or building control fees where these apply
