Do Modular Buildings Need Foundations?
They need a level, stable, load-bearing base — not usually traditional strip foundations. Because each P600 sits on a galvanised steel chassis, the load is spread through the frame, so concrete pads, a reinforced slab, or a prepared and compacted hardstanding are the normal solutions. Two-storey buildings need an engineered base.
Common base types
The right base depends on ground conditions, the number of modules and how permanent the installation is.
- Concrete pads at bearing points — common for single-module garden rooms
- Reinforced concrete slab — common for multi-module and permanent buildings
- Compacted hardcore or existing hardstanding — often used on construction sites
- Engineered base to a structural design — required for two-storey configurations
Level matters more than depth
The single most common cause of installation problems is an out-of-level base. Doors and windows are set square in the factory, so a base that is out of tolerance shows up immediately in the operation of openings and in the joint between modules.
Who provides the base
Base preparation is usually carried out by the customer or their groundworks contractor ahead of delivery. We provide the setting-out dimensions and bearing point positions so it can be prepared correctly before the delivery date.
Ground conditions, drainage, tree roots, slopes and existing services all affect base design. Where there is any doubt, have the base specified by a structural engineer.
