How Much Do Modular Buildings Cost?
An Adacon P600 modular building costs £10,750 + VAT (£12,900 inc. VAT) per module, fully fitted and with UK mainland and Northern Ireland delivery included. A single module is approx. 12.98 m²; a two-module building is roughly double the module cost, before any site-specific works. Bespoke requirements and groundworks are quoted separately.
What the module price covers
The price is for a finished room: chassis, insulation, internal finishes, flooring, lighting, sockets, consumer unit and double-glazed uPVC windows and doors, delivered to UK mainland and Northern Ireland addresses.

What changes the total
The variables that move a project price are usually these, not the module itself.
- Number of modules and whether the building is single or two storey
- Sanitary fit-out — toilets, showers and the associated plumbing
- Kitchen or servery fit-out
- Number and type of windows, doors and serving windows
- External cladding and finish choices
- Site access, craneage and any groundworks or base preparation
