Modular Buildings vs Traditional Construction
Modular construction moves most of the build off site into a controlled factory, so the programme is shorter, the price is fixed earlier and site disruption is far lower. Traditional construction still wins where a building must be highly bespoke in form, tied into an existing structure, or built on a site that cannot take delivered modules.

Where modular is stronger
- Programme — manufacture happens while the base is being prepared, rather than after
- Cost certainty — a per-module price fixed before work starts
- Weather — factory build is not delayed by British winters
- Disruption — days of site activity rather than months
- Consistency — the same details built repeatedly under cover
- Relocatability — a modular building can be lifted and moved later
Where traditional is stronger
- Irregular shapes and one-off architectural forms
- Extensions physically tied into an existing building
- Sites with no vehicle or crane access
- Projects where the ground floor plate must follow an unusual boundary exactly
The honest comparison
Modular is not automatically cheaper per square metre on every project. What it reliably changes is time, predictability and disruption. On offices, welfare, sanitary, classroom and clubhouse projects — where the requirement is a good room rather than a unique architectural statement — that combination is usually decisive.
