How Long Do Modular Buildings Last?
A properly specified modular building on a sound, level base is a permanent structure, not a temporary one. Lifespan is driven by the chassis and frame protection, the quality of the base, how well the roof and module joints are maintained, and the internal environment — particularly in wet areas.

What determines lifespan
- Galvanised steel chassis and frame protection against corrosion
- A level, well-drained base that keeps standing water away from the underside
- Roof and joint sealing, particularly on multi-module buildings
- Ventilation and extraction in kitchens, WCs and shower rooms
- External finish maintenance appropriate to the cladding chosen
Sensible maintenance
Clear gutters and roof drainage, inspect the joints between modules annually, keep vegetation and soil away from the chassis, and keep extraction working in wet rooms. That short list prevents most of the problems that shorten the life of any modular building.
Relocation
Because modules are lifted into place rather than built in place, a modular building can be moved to another site later, subject to access and craneage — an option a traditional building does not offer.
