Construction sites need accommodation that arrives quickly, survives the programme and moves to the next job afterwards. Our P600 modules cover the whole set — office, meeting room, canteen, drying, WCs and showers — as one linked run rather than a yard full of separate cabins.

Clubs rarely fund a whole facility at once. Modular lets you build in phases that each stand alone — changing rooms and WCs first, then the social space, bar and gym as funding allows — without rebuilding what is already there.

Retail and hospitality units are judged on frontage and on how well the serving line works. We design around the customer approach, the counter and the services behind it, and finish the outside to suit your brand rather than leaving it looking like a cabin.

Security buildings are all about sightlines and shift comfort. We glaze the elevations the guard needs to watch, keep the rest solid for monitors and equipment, and insulate the unit so it works through the night in winter.

Modular gets usable commercial floor area onto your own land without a traditional build programme. Because modules join and stack, the same system covers one extra office and a complete two-storey office building.

Schools need space in a fixed window, usually a holiday. Because the build happens off site, installation is short and predictable. Rooms can be configured for teaching, intervention, staff or office use.

Treatment spaces are judged on finish quality and lighting. Our modules arrive plastered, painted and lit, with plumbing and power set out around the chair or treatment bed rather than the other way round.

Clinical buildings are defined by their rooms, not their floor area. We configure modules around the route people and animals actually take — public entrance and reception at the front, controlled clinical space behind — with services set out for the equipment you intend to install.
