Configuration and scale
This configured garden room uses two steel-framed P600 modules in a single-storey run. Positioned end to end, they create an external footprint of 11.8m x 2.2m. Each module is 5.9m x 2.2m externally, with an external height of 2.40m and an internal ceiling height of 2.16m.
Each module provides an approximate usable interior of 5.7m x 2.0m. The conservative combined allowance is approximately 22.8m² of usable internal area before partitions. A connected open layout may provide more space, depending on the final module junction and room plan. The configuration is intended for homeowners seeking extra living space through a dedicated garden room.
Windows and entrance
The exposed elevations use a balanced arrangement of small and large windows, together with a glazed double-door entrance on the south side of Module 1:
- Module 1 north side: small window, large window and small window.
- Module 1 south side: large window, glazed double door and large window.
- Module 1 west end: one large window.
- Module 2 north side: small window, large window and small window.
- Module 2 east end: one large window.
- Module 2 south side: small window, large window and small window.
Selected external treatment
The exposed walls are finished between the frame with ARLINE AR16016 grooved plank cladding in Venge. The boards run vertically across the north, south and west exposed walls of Module 1 and the north, east and south exposed walls of Module 2. Cladding is priced as part of the final quotation and is not separately itemised in public pricing.
Above, the configuration has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected. The dark Venge finish, vertical board direction and visible steel frame define the stored external appearance.
Internal layout and requested WC
Insulated sandwich panels are the included wall finish outside the bathroom area. Other internal finishes are selected when the final room arrangement is agreed. Where plaster is selected, it applies outside the bathroom walls. No particular general flooring finish is specified in this stored configuration, and illustrated fixtures or finishes remain subject to the final quotation.
A WC has been requested, but its position and detailed fit-out must be confirmed in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Wet-room PVC flooring applies to shower rooms; a shower room is not included in this stored brief. The final partition positions will affect the usable open area.
Quotation and siting
The indicative configured estimate is £27,800 ex VAT (£33,360 inc VAT), subject to quotation and confirmation through the final configuration. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Final siting is subject to a site survey covering access, levels, ground conditions and the requirements of the chosen position. The quotation confirms the final room layout, WC details, fixtures, finishes and any site-dependent work.
