A wide two-module garden room

This configuration combines two P600 steel-framed modules side by side to create a single-storey garden room with a 5.9m x 4.4m footprint. The linked arrangement provides approximately 23 m² of usable internal floor area. Each module measures 5.9m x 2.2m externally, with an approximate usable interior of 5.7m x 2.0m. The external module height is 2.40m, while the internal ceiling height is 2.16m.

The wide format creates a practical space for homeowners who want an additional living area away from the main house. It could support everyday uses such as relaxing, hobbies or working from the garden, subject to the final furniture and fit-out plan. Windows and entrance arrangement

Module 1 has a large window, a single glazed door and a second large window along its exposed north-facing 5.9m wall. Its exposed east and west 2.2m ends each have a full-size window.

Module 2 has two large windows along its exposed south-facing 5.9m wall. Its exposed east and west 2.2m ends also each have a full-size window. Together, these openings provide glazing across both long elevations and at every exposed module end. The exact fixture details shown in supporting illustrations remain subject to confirmation in the final quotation.

Selected exterior and roof

The selected external finish uses vertical insulated sandwich panels in Light Grey, matched to RAL 7035, with a smooth surface. This finish is specified for the exposed north, east and west walls of Module 1 and the exposed east, south and west walls of Module 2.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected for this configuration. Any alternative cladding requirements are quotation-only and are not included as itemised public prices.

Requested kitchenette and WC

A kitchenette and WC have been requested for this garden room, but their precise positions, dimensions, fittings and service requirements must be confirmed in the final layout and quotation. If the WC is retained, the toilet room requires hygienic wall panels and wet-room PVC flooring. The specification should not be taken to include a shower unless one is subsequently selected and quoted.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades rather than included features of this stored configuration. These details can be reviewed when using the building configurator.

Price and site considerations

The indicative configured estimate is £25,800 excluding VAT, or £30,960 including VAT, subject to quotation and final specification. Transport is priced separately according to the site postcode and access conditions. Offloading or cranage, groundworks and other site-specific works are also separate.

Siting is subject to a site survey or assessment of the proposed location, access and ground conditions. Space must be considered for the complete 5.9m x 4.4m footprint, together with any access, servicing and site-work requirements identified for the property.
