A self-contained room for the garden
This P600 configuration uses one 5.9m x 2.2m steel-framed module to create a wide, single-storey garden room. It provides approximately 12 m² of internal floor area, giving homeowners a useful additional room without taking up the space required by a larger multi-module building.
The layout is suited to use as a home office, hobby room, quiet retreat or general-purpose living space. Its internal kitchenette and WC make it more self-contained than a simple garden studio, while the extensive glazing brings natural light into the compact footprint. Module-by-module layout
Module 1 forms the complete ground floor. The long north elevation has two large windows. At the opposite side, the south elevation has a single glazed door positioned between two further large windows, creating a well-lit principal frontage and the building’s external entrance.
Both short ends are also glazed. The east elevation has one full-size window, and the west elevation has another full-size window. As this is a standalone module, all four elevations are exposed external walls. The combination of large and full-size windows provides outward views in every direction, although the final orientation on site should consider privacy, boundaries and the position of the main garden.

Exterior and roof finish
The exterior is finished in smooth Anthracite cladding, giving the garden room a restrained, contemporary appearance. Above the module is a dual-pitch apex roof rather than a flat roof. The darker cladding and traditional roof form allow the building to sit comfortably in both modern and established residential gardens.
The P600 structure is designed as a modular building system, but this configuration is supplied as one complete module and remains single storey. Its overall footprint is 5.9m x 2.2m, so access, placement and boundary clearances can be considered against known dimensions from the outset.
Internal fit-out and price
The internal fit-out includes a kitchenette and WC within the approximately 12 m² floor area. These facilities make the room suitable for longer periods of use without repeated trips back to the house. The precise siting of furniture and loose equipment can be planned around the door, windows and service areas.
The indicative price is £12,550 excluding VAT, or £15,060 including VAT, for the standard fitted specification. Delivery, groundworks and site-specific works are not included in that figure and are quoted separately. Site conditions, access requirements and the distance to the installation address can therefore affect the final project cost.

Siting and service requirements
The garden room requires a suitable level base prepared for the building and the conditions at the property. Delivery access must accommodate the module, with sufficient room agreed for unloading and installation. Restricted roads, gates, trees, overhead obstructions and limited lifting space should be identified before the delivery quotation is finalised.
The kitchenette and WC also require appropriate service connections. The positions and routes for electricity, water and waste should be established as part of the site-specific planning. Groundworks, service connections and any other work required by the property are assessed and priced separately from the indicative building price.
