Single-Module Garden Office with WC and Terrace

A compact, self-contained workspace

This configuration uses one P600 module to create a practical garden office within a 5.9m x 2.2m footprint. The approximate internal floor area is 12m², giving one clear, single-storey layout rather than dividing the available space between several small rooms. An internal WC makes the office more convenient for full working days and reduces the need to return to the main house.

The office is intended for home workers and small business owners who need a permanent-feeling workspace without the scale of a larger commercial building. It can accommodate a focused individual office, a shared workspace or a small client-facing room, subject to the furniture and equipment selected. Module layout and glazing

The single ground-floor module forms the complete office. Its north-facing 5.9m wall contains three small windows arranged along the elevation. The east-facing 2.2m end has one large window, while the west-facing end has a further large window.

The south-facing 5.9m elevation contains two large windows with a single glazed door positioned between them. This glazed frontage provides the main entrance from the terrace and gives the working area a strong visual connection with the garden. There are no additional modules, upper floors or internal layouts beyond this single-module arrangement.

A covered, ground-level timber terrace deck runs alongside the building. It provides a defined external area immediately outside the glazed door and helps connect the office with the surrounding garden. Because terrace levels and construction depend on the site, its final interface with the building and the exact installation scope should be confirmed in the project quotation.

Exterior and internal fit-out

The module is finished with horizontal cladding in Dark grey. A flat roof and slim fascia keep the external profile simple and restrained, making the office suitable for contemporary gardens and less formal business settings at home.

Inside, the building is supplied to the standard fitted specification, including the WC stated for this configuration. Furniture, desks, storage and specialist business equipment are not specified as part of this layout and should be planned separately to suit the intended use.

Price and programme

The indicative price is £12,550 excluding VAT, or £15,060 including VAT, for the standard fitted specification. This covers the single P600 module in the stated garden-office configuration, including the Dark grey horizontal cladding, specified door and window arrangement, and internal fit-out with WC. Final inclusions are confirmed in the quotation.

Delivery, groundworks and site-specific works are quoted separately. A typical lead time is 8–12 weeks, with the project programme confirmed for the individual order. Layout options can be reviewed using the P600 configurator.

Siting requirements

The office requires a suitable prepared base on firm, level ground. There must also be adequate access for delivery and installation of the 5.9m x 2.2m module. Restricted entrances, overhead obstructions, trees, neighbouring boundaries and lifting requirements should be assessed before delivery.

The WC requires appropriate water and drainage connections. Electrical supplies and any other required services must also be planned for the site. Groundworks, service runs, terrace interfaces and any necessary permissions remain site-specific and should be established before the installation date.
