This garden office uses one P600 steel-framed module to create a self-contained, single-storey workspace. Its external footprint is 5.9m x 2.2m, with approximately 12 m² of internal floor area. The compact format suits residential gardens where a permanent working environment is needed without combining multiple modules or adding an upper storey. Single open layout with a WC

The ground-floor module has a single main layout, making efficient use of the available floor area for desks, storage and day-to-day business equipment. A WC is included within the internal fit-out, allowing the building to operate more independently from the house. This arrangement is particularly suitable for full-time home workers, consultants, creatives and small business owners who receive occasional visitors or spend long periods in their office.

Doors and windows

Natural light enters from every exposed wall. The north-facing 5.9m side has three small windows arranged along its length. The east-facing 2.2m end has one large window, while the west-facing end has a second large window. On the south-facing side, a pair of glazed doors is positioned between two large windows, creating a bright principal elevation and a clear entrance from the garden.

The combination of seven windows and the glazed double-door opening gives the workspace an open outlook while retaining smaller openings along the north wall. The final orientation on site should be considered in relation to boundaries, views, privacy and direct sunlight.

Anthracite timber exterior

The module is finished externally with timber cladding in Anthracite. A flat roof and slim fascia keep the profile simple and contemporary, helping the building sit comfortably within a modern or established garden. As a single module, it has a clean rectangular form without visible links between separate sections.

The indicative price is £10,750 ex VAT, or £12,900 including VAT, for the standard fitted specification. Lead time and installation planning

A typical lead time is 8–12 weeks, subject to specification, order schedule and site readiness. Delivery and installation dates are agreed as part of the order process. The site must be prepared before the module arrives so installation can proceed safely and without avoidable delay.

Siting requirements

The building requires a suitable prepared base, adequate delivery access and sufficient working space for installation. Access must be assessed for the delivery vehicle and lifting operation, including gates, driveways, overhead restrictions, trees and nearby buildings. Ground conditions and levels should also be confirmed before installation.

Electrical, water and waste connections depend on the property and the proposed position of the office. These connections, along with foundations or other groundworks, are assessed and priced separately. The buyer is responsible for confirming any planning permission, Building Regulations or local restrictions that apply to the site and intended use.
