Single-Module Garden Office with Kitchenette and WC

A self-contained workspace in one module

This configuration uses one P600 module to create a practical garden office within a 5.9m x 2.2m footprint. The single-storey, wide layout provides approximately 12 m² of internal floor area, giving home workers and small business owners a clear separation between home and work without requiring a multi-module building.

The interior is arranged as one fitted module with a kitchenette and WC. This makes it suitable for regular working days, client administration, focused project work or running a small business from home. The layout keeps essential facilities inside the office, reducing the need to return to the house throughout the day.

Window and door arrangement

The south-facing 5.9m elevation forms the main entrance side. It has a glazed double door positioned between two large windows, creating a broad, open frontage with plenty of glazing. The door provides direct access into the office and the windows bring daylight into the main working area.

On the opposite north-facing 5.9m wall, two further large windows provide additional natural light. Each 2.2m end wall also has a full-size window: one on the east elevation and one on the west. Together, the openings give the office glazing on all four sides, which is useful when positioning desks and planning views across the garden.

Exterior finish

The steel-framed module is finished with horizontal cladding in Anthracite. Its flat roof has a slim fascia, maintaining a clean, restrained profile that works well in a domestic garden setting. The long-format module and horizontal cladding emphasise the wide layout without adding unnecessary visual bulk.

As part of Adacon’s garden office range, this building is supplied as a defined modular configuration rather than a conventional garden shed or unfitted shell. The internal kitchenette and WC are incorporated into the fit-out, so the space is designed around day-to-day use from the outset.

Price and standard specification

The indicative price is £10,750 ex VAT, or £12,900 including VAT, for the standard fitted specification. This covers the single P600 module in the configuration described, including its fitted interior, kitchenette, WC, Anthracite horizontal cladding, flat roof, glazed double door and specified windows.

Delivery, groundworks and site-specific works are not included in the indicative price and are quoted separately. Any requirements identified for the individual property, access route, prepared base or service connections will therefore be assessed before the final quotation is issued. The P600 configurator can be used to review the modular format and specification before progressing to a site-specific proposal.

Lead time and siting

A typical lead time is 8–12 weeks, subject to specification, site requirements and confirmation at the point of order. Delivery and installation need suitable access to the property and a safe position from which the module can be placed. Restricted entrances, overhead obstructions and the route through or around the property should be considered early.

The site will require an appropriate, prepared and level base. The kitchenette and WC also require the relevant service arrangements, with connection routes determined for the property. Ground conditions, drainage, utilities and any other site-specific works are reviewed separately because they vary from one garden to another.
