    A compact, self-contained garden room

    This configuration uses one P600 steel-framed module to create a single-storey garden room with an approximate internal floor area of 12m². Its 5.9m x 2.2m footprint makes efficient use of garden space while providing a useful room for relaxing, working, hobbies or general day-to-day living.

    The building is designed, supplied, delivered and installed by Adacon. As part of the P600 modular system, it arrives as a defined building product rather than a conventional garden construction project assembled from numerous separate trades.     One-module layout

    Module 1 forms the complete ground-floor accommodation. The interior is arranged as one main garden room with an included WC, giving homeowners a more self-contained space than a simple garden studio. The WC requires suitable incoming water, waste and any necessary electrical services at the installation site. The exact service connections and routes are established for the individual property.

    The north-facing 5.9m wall has three windows arranged as a small window, a large window and a second small window. The east-facing 2.2m end has one large window. Together, these openings bring daylight into the room from two sides.

    On the south-facing 5.9m wall, a glazed double door is positioned between two large windows. This creates the main entrance and a broad glazed elevation facing the terrace. The west-facing 2.2m end contains a further large window. In total, the configuration has five large windows, two small windows and one glazed double door.

    Exterior finish and terrace

    The exterior is finished in smooth black cladding, giving the garden room a clean, contemporary appearance. A flat roof with a slim fascia keeps the overall profile simple and restrained. A covered, ground-level timber terrace deck runs alongside the building, providing a practical transition between the glazed entrance and the garden.

    The terrace forms part of the specified arrangement, but its support, level and interface with the surrounding ground must suit the individual site. Final terrace and foundation details are therefore confirmed during quotation and site planning.

    Price and standard specification

    The indicative price is £12,550 excluding VAT, or £15,060 including VAT, for the standard fitted specification. This covers the single P600 module with the stated black external finish, flat roof, door and window arrangement, fitted interior and WC. Final scope and specification are confirmed in the project quotation.

    Delivery, groundworks and site-specific works are quoted separately. These costs vary according to location, access, required foundations, service connections and conditions within the garden. The price should therefore be treated as the building price rather than a complete installed project total.

    Lead time and siting

    Typical lead time is 8–12 weeks, subject to specification approval, production scheduling and site readiness. Before installation, the site needs a suitable level foundation, clear delivery and installation access, and prepared service connections for the WC and other agreed fittings.

    Homeowners should also establish whether planning permission or other property-specific approvals are required. Access widths, trees, walls, overhead restrictions and changes in ground level can all affect delivery or installation. Dimensions and options can be reviewed using the P600 configurator before the final quotation is prepared.
