3-Module Two-Storey Office with Roof Terrace

A compact office arranged over two levels

This P600 configuration uses three steel-framed modules to create a practical two-storey modular office with an approximately 5.9m x 4.4m footprint. Two modules are linked at ground-floor level, while the third forms the first floor. The remaining roof area provides a terrace above one ground-floor module, enclosed by a balustrade.

With approximately 37 m² of internal floor area, the building is suited to growing businesses that need permanent workspace on a constrained site or within an existing commercial location. Ground-floor modules

Module 1 has a north-facing 5.9m elevation fitted with a single glazed door between two large windows. Its exposed east and west 2.2m end walls each have a full-size window. This combination creates a well-glazed ground-floor area with a clearly defined external entrance.

Module 2 links directly with Module 1 to complete the ground floor. Its south-facing 5.9m elevation has two large windows, while both the east and west 2.2m ends have full-size windows. Together, the two ground-floor modules provide the full 5.9m x 4.4m building footprint.

First floor and terrace

Module 3 forms the first-floor accommodation. The north elevation has three small windows, and the east and west ends each have two small windows. On the south elevation, a single glazed door is positioned between two large windows. The mix of larger and smaller openings provides natural light across the upper level while retaining distinct wall areas for the internal layout.

An external steel staircase runs up the outside of the building to provide upper-level access. The roof terrace sits above one of the ground-floor modules and is protected by a balustrade, giving the office a useful external area without increasing its ground-level footprint.

Exterior and internal fit-out

The exterior is finished in smooth Dark grey cladding, with a flat roof and slim fascia. The simple finish gives the building a clear commercial appearance suitable for business parks, operational sites and established company premises.

The internal fit-out includes a kitchenette and WC, allowing the building to operate as a self-contained workplace. The remaining internal space can be planned around the needs of the business, whether that means open office areas, meeting space or a combination of working zones. Price and typical lead time

The indicative price is £32,250 ex VAT, or £38,700 inc VAT, for the standard fitted specification described here. Delivery, groundworks and other site-specific works are not included and are quoted separately once the location, access and installation requirements have been assessed.

A typical lead time is 8–12 weeks. The confirmed programme will depend on the final specification, site readiness and delivery arrangements.

Preparing the site

The building requires suitable prepared foundations or supports, together with adequate access for delivery, unloading and installation. The external staircase and terrace must also be allowed for when planning the working area around the footprint. Ground conditions, levels, service connections and vehicle access should be reviewed before the installation date, with any necessary groundworks and site-specific requirements agreed separately.
