Wide three-module configuration

This garden room is formed from three 5.9m x 2.2m P600 modules linked side by side. The resulting wide layout has an overall footprint of 5.9m x 6.6m and provides approximately 37 m² of internal floor area across one storey.

Module 1 forms the northern section, Module 2 sits in the centre and Module 3 forms the southern section. Linking the modules creates a broader internal space than a single linear unit, making the building suitable for use as an additional lounge, hobby room, home workspace or flexible family room.

Doors and windows

On Module 1, the exposed north-facing 5.9m wall has a large window, a single glazed entrance door and a second large window. Its east and west 2.2m end walls each have a full-size window, bringing glazing to both ends of the module as well as the main entrance elevation.

Module 2 has a full-size window in each exposed 2.2m end wall. As the central module, its north and south sides connect to the adjoining modules rather than forming external elevations.

Module 3 also has full-size windows in its east and west end walls. Its exposed south-facing 5.9m wall contains two large windows, giving the opposite long elevation a balanced glazed arrangement without an additional external door.

Across the complete building, the specified openings comprise one single glazed door, four large windows on the north and south elevations, and six full-size end windows across the east and west elevations.

Exterior finish and internal fit-out

The exterior is finished in black timber cladding, giving the building a defined contemporary appearance within a residential garden. A dual-pitch apex roof completes the profile and distinguishes this configuration from a standard flat-roof modular arrangement.

The standard fitted specification includes a kitchenette and WC, allowing the room to function more independently from the main house. Their final position and the associated service connections should be confirmed as part of the project specification. No other unlisted rooms, fittings or external features are assumed.

Indicative price and specification

The indicative price is £36,750 excluding VAT, or £44,100 including VAT, for the standard fitted specification. This covers the three-module, single-storey building in the configuration described, including the black timber-clad exterior, apex roof, listed doors and windows, kitchenette and WC. Delivery, groundworks and site-specific works are not included in the indicative price and are quoted separately. The final cost depends on the site, access requirements, service connections and any agreed changes to the standard specification.

Lead time and siting requirements

A typical lead time is 8–12 weeks. The confirmed programme will depend on final specification approval, project scheduling and the readiness of the site for delivery and installation.

The building requires a suitable, level and correctly prepared base, together with clear access for delivery and positioning of all three modules. The site must also accommodate the overall 5.9m x 6.6m footprint and installation clearances. Drainage, water and power requirements for the kitchenette and WC need to be established before installation. Planning permission, Building Regulations and other site-specific obligations should be checked for the individual property.
