A practical wide-format garden room

This P600 configuration uses two 5.9m x 2.2m modules linked side by side, creating a wide, single-storey building with an overall footprint of 5.9m x 4.4m. The completed garden room provides approximately 24 m² of internal floor area, giving homeowners a substantial amount of extra living space without extending the main house.

The format is suitable for a home office, hobby room, studio, entertainment space or flexible family room. Module 1 layout and entrance

Module 1 forms the entrance side of the building. Its exposed north-facing 5.9m wall has a balanced arrangement comprising one large window, a single glazed door and a second large window. This provides a clearly defined entrance with glazing on both sides, helping daylight reach the main internal area.

Both exposed 2.2m ends of Module 1 are also glazed. The east end has one full-size window, while the west end has another full-size window. Together with the two large windows on the north elevation and the glazed entrance door, these openings create strong natural light across several aspects of the room.

Module 2 layout

Module 2 is connected alongside Module 1 to form the full 4.4m building width. Its exposed south-facing 5.9m wall includes two large windows. The east and west 2.2m ends each have one full-size window, adding further glazing to both ends of the completed garden room.

The linked arrangement creates one useful overall footprint while retaining the structural format of two P600 modules. The detailed internal positioning of the kitchenette and WC can be confirmed as part of the order process, ensuring that services and circulation are considered for the intended use.

Exterior and roof finish

The exterior is finished in vertical timber-effect cladding, giving the garden room a warmer residential appearance suited to a domestic setting. Above it, a dual-pitch apex roof provides a familiar garden-building profile rather than the flat-roofed appearance often associated with modular accommodation.

The steel-framed P600 modules are supplied to a full fit-out standard. This configuration includes the specified windows and glazed door, the timber-effect external finish, the apex roof, a kitchenette and a WC. No additional doors or window openings are included beyond those listed for the two modules.

Price and lead time

The indicative price is £25,000 excluding VAT, or £30,000 including VAT, for the standard fitted specification described here. Delivery, groundworks and any site-specific works are not included in that figure and are quoted separately once the property, access and installation requirements have been assessed.

Typical lead time is 8–12 weeks. This is an indicative period and can vary according to order details, production scheduling and site readiness. Buyers can review alternative arrangements and specify a P600 layout using the P600 configurator.

Siting requirements

The site must have a suitable prepared base and adequate access for delivery and installation equipment. Ground conditions, the route to the garden and any restrictions around the property should be reviewed before the order is finalised. Groundworks are assessed and priced separately rather than assumed within the building price.

The kitchenette and WC also require appropriate utility connections at the site. Any necessary water, drainage and electrical works should be identified during planning. Homeowners should check whether planning permission or other property-specific approvals are required for their proposed location and use.
