2-Module Timber-Effect Garden Office with WC

A practical two-module workspace

This configuration uses two linked P600 modules in a wide, single-storey layout. Each steel-framed module measures 5.9m x 2.2m, creating an overall footprint of 5.9m x 4.4m and approximately 24 m² of internal floor area. The result is a generously proportioned garden office for home workers or small business owners who need more room than a typical garden room can provide.

The two modules are joined along their long sides to form one wider building. Its rectangular footprint makes efficient use of the available plot while providing enough internal space for desks, storage, meeting furniture or a combination of working areas. A WC is included within the internal fit-out, reducing the need to return to the main house during the working day.

Module 1 layout

Module 1 forms the northern side of the building. Its exposed north elevation has a large window, a single glazed door and a second large window arranged across the 5.9m side. This creates a clear main entrance with glazing on both sides, bringing daylight into the workspace and giving the principal elevation a balanced appearance.

The exposed east and west ends of Module 1 each have a full-size window. Together with the two large windows beside the entrance, these end windows provide natural light from several directions rather than relying on one glazed elevation.

Module 2 layout

Module 2 forms the southern side of the office. Its exposed south elevation has two large windows across the 5.9m wall. The east and west ends each include a full-size window, matching the treatment of Module 1 and adding further glazing at both ends of the building.

Across the complete configuration, there is one single glazed entrance door, four large windows on the long elevations and four full-size windows on the end elevations. Exterior and internal fit-out

The exterior is finished in vertical timber-effect cladding, giving the office a natural visual character suited to a home and garden setting. A flat roof with a slim fascia keeps the profile simple and contemporary. The building is supplied to a full fit-out standard, with a WC included in this configuration.

The indicative price is £21,500 excluding VAT, or £25,800 including VAT, for the standard fitted specification. Delivery, groundworks and any works required for the individual site are not included in that figure and are quoted separately. Final pricing depends on the delivery location, access, base requirements and service connections.

Lead time and siting

A typical lead time is 8–12 weeks, subject to order details, production scheduling and confirmation of the site. The building requires a suitable prepared base and enough access for delivery and installation. The proposed position should accommodate the full 5.9m x 4.4m footprint, with appropriate working space around it.
