A linear 24 m² garden room

This configuration uses two P600 modules in a straight run, creating an overall footprint of 11.8m x 2.2m and approximately 24 m² of internal floor area. The modules are linked end to end to form a long, practical garden room for everyday use. It is a suitable option for homeowners who need more living space without changing the main house.

The narrow footprint can work particularly well on longer plots, while the extensive glazing brings daylight into the room from both long elevations and the two exposed ends. Module 1 layout

Module 1 forms the western half of the building. Its exposed north wall has two large windows. The south wall has a large window, a single glazed entrance door and a second large window, giving this module the building’s external access point as well as glazing on both sides.

The exposed west end has one further large window. In total, Module 1 has five large windows and one glazed door. Its eastern end connects directly to Module 2 as part of the run layout.

Module 2 layout

Module 2 continues the building to the east. The exposed north wall has two large windows, matching the arrangement on the north side of Module 1. Its south wall also has two large windows, while the exposed east end has one large window.

Module 2 therefore adds five large windows to the configuration. Across the complete garden room, there are ten large windows and one single glazed door. The specified openings provide views and daylight on every exposed elevation without adding doors or windows that are not part of this configuration.

Exterior and internal fit-out

The exterior is finished in smooth Anthracite cladding, paired with a flat roof and slim fascia. This gives the garden room a clean, restrained appearance suited to contemporary residential settings. The long, single-storey form also keeps the overall design simple and clearly defined.

The standard fitted specification includes a kitchenette and WC within the building. These facilities make the room suitable for regular use as additional household space, whether used for relaxing, hobbies, entertaining or other day-to-day activities. The final positioning and site service requirements should be confirmed as part of the project.

Price, programme and site preparation

The indicative price is £21,500 excluding VAT, or £25,800 including VAT, for the standard fitted specification described here. Delivery, groundworks and any site-specific works are not included in this figure and are quoted separately once the property, access and installation requirements have been assessed.

A typical lead time is 8–12 weeks, subject to specification, order confirmation and the installation programme. The site will need suitable access for delivery and installation, together with correctly prepared, level groundworks for the 11.8m x 2.2m footprint. Required service connections for the kitchenette and WC must also be planned for the individual property.
