Module 1 layout

Module 1 forms the northern half of the building. Its exposed 5.9m north elevation contains a large window, a single glazed entrance door and a second large window. This balanced arrangement places the entrance between two substantial glazed openings. The exposed 2.2m east and west ends each have a large window, bringing glazing to both ends of the module as well as its principal external side.

Module 2 layout

Module 2 sits alongside Module 1 to complete the wide plan. Its exposed 5.9m south elevation has a small window, a large central window and a second small window. The 2.2m east end has one large window, as does the west end. Across the complete building, the specified arrangement provides seven large windows, two small windows and one single glazed external door.

Exterior and internal fit-out

The exterior is finished in smooth black cladding, giving the garden room a clean, contemporary appearance. A flat roof and slim fascia keep the roofline restrained. Inside, the fitted specification incorporates a kitchenette and WC, allowing the space to function more independently from the main house. The brief does not fix their exact positions within the floor plan, so their arrangement can be reviewed as part of the project planning and configuration process using the P600 configurator.

Indicative price and scope

The indicative price for this two-module garden room is £21,500 excluding VAT, or £25,800 including VAT, based on the standard fitted specification. This covers the configured P600 building with two modules, the specified black exterior, flat roof, door and window arrangement, kitchenette and WC. Delivery, groundworks and any works required for the particular property or site are not included in that figure and are quoted separately following review of the project requirements.

Typical lead time

A typical lead time is 8–12 weeks. The actual programme is confirmed for each project and should be considered alongside the time needed to assess the site, prepare the ground and arrange delivery and installation. Any site-specific dependencies will be identified before dates are agreed.

Preparing the site

The garden must provide suitable access for delivery and installation of two full-size 5.9m modules. The delivery route, available working space and installation position therefore need to be checked for each property. The building also requires correctly prepared ground suitable for the proposed installation; the necessary groundworks are assessed and priced separately. Requirements for services associated with the kitchenette and WC, including their routes and connection points, must also be established for the individual site. Boundaries, nearby structures, trees and other restrictions should be considered when selecting the final position.
