Permanent office space on a compact footprint

This P600 configuration combines ten steel-framed modules to create a two-storey office with an approximately 17.7m x 4.4m footprint. The building provides around 122 m² of internal floor area without requiring the site area of an equivalent single-storey layout. It is designed for growing businesses seeking practical, permanent space in the Offices & Commercial sector.

Each P600 module measures 5.9m x 2.2m. Five modules form the ground floor and five form the first floor, connected by an internal staircase that is not visible from outside. Ground-floor modules and openings

The ground floor uses large windows to bring natural light into the main office level. Its configured external openings are:

• Module 1: two large windows and a glazed double-door entrance on the exposed north wall, plus one large window on the west end.
• Module 2: two large windows on the exposed north wall.
• Module 3: two large windows on the north wall, one large window on the east end and two large windows on the south wall.
• Module 4: two large windows on the south wall and one large window on the west end.
• Module 5: one large window on the east end and two large windows on the south wall.

First-floor modules and openings

The upper storey uses smaller windows across its exposed elevations, with the following arrangement:

• Module 6: three small windows on the north wall and two small windows on the west end.
• Module 7: three small windows on the north wall.
• Module 8: three small windows on the north wall, two on the east end and three on the south wall.
• Module 9: three small windows on the south wall and two on the west end.
• Module 10: two small windows on the east end and three on the south wall.

Exterior and internal fit-out

Horizontal Anthracite cladding gives the exterior a consistent commercial finish. The flat roof is completed with a slim fascia, keeping the roofline simple across both storeys. The configured elevations contain 16 large ground-floor windows and 26 small first-floor windows.

Internally, the building is supplied to a full fit-out standard and includes a kitchenette and WC. An enclosed internal staircase provides movement between floors without adding an external stair tower or access structure. Price and programme

The indicative price is £107,500 excluding VAT, or £129,000 including VAT, for the standard fitted specification. This covers the ten-module building configuration with the stated exterior finish, doors, windows, internal staircase, kitchenette and WC. Delivery, groundworks and any site-specific works are quoted separately.

A typical lead time is 8–12 weeks. The final programme depends on the confirmed specification, site conditions, delivery arrangements and current scheduling.

Preparing the site

The building requires suitable prepared foundations and safe access for delivery vehicles and lifting operations. Space must be available to position and join the modules on site. Utility connections, drainage, groundworks and any site-specific access measures should be established before installation. Buyers must also confirm any planning or local authority requirements applying to their site.
