Configuration and scale

This P600 clubhouse uses eight steel-framed modules arranged across two storeys, with four modules on the ground floor and four on the first floor. The completed configuration has an 11.8m x 4.4m footprint and provides approximately 91 m² of internal usable floor area. Each module measures 5.9m x 2.2m, has an external height of 2.40m and provides an approximate usable interior of 5.7m x 2.0m. The internal ceiling height is 2.16m. An internal staircase connects the two floors and is not visible from outside.

Ground-floor openings

The ground floor combines broad glazed areas with smaller windows across the exposed north, south, east and west walls:

Module 1: two large windows and a glazed double-door set on the north wall, plus a full-size west-end window.
Module 2: one large window between two small windows on the north wall, plus a full-size east-end window.
Module 3: one large window between two small windows on the south wall, plus a full-size west-end window.
Module 4: one large window between two small windows on the south wall, plus a full-size east-end window.

First-floor openings

The first floor follows a consistent window arrangement around all four exposed elevations:

Modules 5 and 6: two large windows on each north wall.
Modules 7 and 8: two large windows on each south wall.
Modules 5 and 7: two small windows on each west-end wall.
Modules 6 and 8: two small windows on each east-end wall.

Anthracite external finish

Every selected exposed wall is finished with Anthracite ARLINE 24136 slatted cladding, applied between the frame with the boards running vertically. This finish covers the north and west walls of Modules 1 and 5, the north and east walls of Modules 2 and 6, the south and west walls of Modules 3 and 7, and the south and east walls of Modules 4 and 8. Cladding is priced as part of the project quotation rather than itemised publicly. The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia.

Requested clubhouse fit-out

The requested internal fit-out includes a kitchenette, WC and shower, with their final positions and room arrangement to be confirmed in the completed layout and quotation. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. Elsewhere, the included wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles can be selected as upgrades or choices. Flooring outside the wet rooms remains a room-by-room selection and is not specified as included in this stored design.

Estimate, transport and siting
