Five-module, two-storey arrangement

This modular clubhouse combines five steel-framed P600 modules in a two-storey-terrace layout. The configured footprint is 11.8m x 4.4m, with approximately 59 m² of usable internal floor area. Each module measures 5.9m x 2.2m and is 2.40m externally, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.

Three modules form the ground floor and two form the first floor. A balustraded roof terrace occupies the area above one ground-floor module, while an external steel staircase provides access up the outside of the building.

Configured windows and doors

• Ground-floor Module 1 has two large windows and a double glazed door on its north side, plus a full-size window on the west end.
• Ground-floor Module 2 has a small, large and small window arrangement on both its north and south sides, with a full-size window on the east end.
• Ground-floor Module 3 has a small, large and small window arrangement on its south side, together with full-size windows on the east and west ends.
• First-floor Module 4 has two large windows on its north side. Its south side has two large windows with a single glazed door between them, while the west end has two small windows.
• First-floor Module 5 has two large windows on both its north and south sides, plus two small windows on the east end.

These stored openings define the external elevations of this exact configuration. Final fixture, finish and layout details are confirmed through the project quotation.

Anthracite cladding and apex roof

The exposed walls specified in the design are finished between the steel frame with Anthracite ARLINE AR16016 grooved plank cladding. The boards are applied vertically as full-wall cladding across the selected north, south, east and west elevations of the five modules. The building is completed by a dual-pitch apex roof, complementing the two-storey arrangement and adjoining roof terrace.

Requested clubhouse fit-out

A WC and shower have been requested, with their positions and room arrangement to be confirmed in the final layout. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. Elsewhere, the included internal wall finish is formed from white, lightly ribbed insulated sandwich panels.

Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections remain available as choices or upgrades rather than included features of this stored design. The internal plan should be finalised around the operational needs of the club or community organisation. Estimate and site considerations

The indicative configured estimate is £73,100 excluding VAT, or £87,720 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate and are not included in the configured estimate.

Positioning, access and site requirements are subject to survey. The assessment should consider the 11.8m x 4.4m footprint, the two-storey form, external staircase, terrace arrangement and the access needed for transport and offloading. Any groundwork or site-specific provision will be established for the proposed location before the order is finalised.
