Six-module office arrangement
This P600 modular office combines six steel-framed modules across two storeys in a two-storey-terrace layout. The configured footprint is 11.8m x 4.4m, with an approximately 68 m² usable internal floor area. Each module measures 5.9m x 2.2m, is 2.40m high externally and provides an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.
Modules 1, 2 and 3 form the ground floor, while Modules 4, 5 and 6 form the first floor. An external steel staircase provides access to the upper level. This layout is configured for the Offices & Commercial sector and is intended for use as a modular office.
Configured windows and entrance
Module 1 has two large windows and a single glazed door on its north wall, plus a large window on the west end. Module 2 has a small, large and small window arrangement on both its north and south walls, with a large window on the east end. Module 3 repeats the small, large and small window arrangement on its south wall and has large windows on both end walls.
On the first floor, Module 4 has two large windows to the north and two small windows on its west end. Module 5 has two large windows on both its north and south walls, together with two small windows on the east end. Module 6 has two large south-facing windows and pairs of small windows on its east and west ends.
Anthracite external finish
The specified exposed outside walls are finished between the structural frame with ARLINE AR16016 grooved plank cladding in Anthracite. The boards are arranged vertically across the selected north, south, east and west module walls detailed in this configuration. Cladding is incorporated into the configured quotation and is not separately itemised in public pricing.
Above, the building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified. Final colours, junctions and visible finishing details are confirmed through the project quotation.
Requested internal fit-out
A kitchenette and WC have been requested for this office, with their positions and final specifications to be confirmed in the completed layout and quotation. Where a toilet or shower room forms part of the final design, hygienic wall panels and wet-room PVC flooring are required for that room.
Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles can be selected as choices or upgrades. Room-by-room flooring is also selectable rather than fixed by this stored configuration. Illustrated fixtures, finishes and furniture should therefore be treated as representative until confirmed by quotation.
Estimate and site considerations
The indicative configured estimate is £82,200 excluding VAT, or £98,640 including VAT, subject to quotation. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Siting remains subject to a site survey covering access, levels, ground conditions and the practical requirements of the two-storey arrangement and external staircase.
