Five-Module Two-Storey Clubhouse with Roof Terrace

Configuration overview

This P600 configuration combines five 5.9m x 2.2m steel-framed modules to provide approximately 61m² of internal floor area over two storeys. Three modules form the ground floor, with two modules above and a balustraded roof terrace over the remaining ground-floor module. The finished building measures 11.8m x 4.4m at ground level and is designed for modular clubhouse use in the Sport & Leisure sector.

Ground-floor arrangement

Module 1 provides the main entrance elevation. Its exposed north-facing 5.9m wall has a large window, a pair of glazed entrance doors and a second large window. A full-size window is fitted in the exposed west-facing 2.2m end wall, bringing additional daylight into this end of the clubhouse.

Module 2 has windows on three exposed sides. The north and south 5.9m walls each contain a small window, a large window and another small window. The exposed east-facing end has one full-size window.

Module 3 continues the same small, large and small window arrangement along its south-facing 5.9m wall. Both exposed 2.2m ends have full-size windows, giving this ground-floor area openings to the east and west.

First floor and terrace

Module 4 has two large windows on its north-facing wall. The south elevation combines two large windows with a single glazed door between them, while the west-facing end has two small windows. Module 5 also has two large windows on both its north and south walls, plus two small windows in the exposed east-facing end.

A roof terrace with a protective balustrade sits above one ground-floor module, creating usable outside space at first-floor level. An external steel staircase runs up the outside of the building, providing an external route to the upper level without taking floor area from the clubhouse interior.

Exterior and internal fit-out

The exterior is finished in horizontal Dark grey cladding, giving the building a consistent appearance across both storeys. A dual-pitch apex roof completes the configuration and provides a more traditional roof profile than a flat-roof modular arrangement.

The standard internal fit-out includes a kitchenette, WC and shower. These facilities make the building suitable for clubs and community organisations that need refreshment preparation and basic washing and changing support within the clubhouse. Price and delivery programme

The indicative price is £57,250 excluding VAT, or £68,700 including VAT, for the standard fitted specification. Delivery, groundworks and other site-specific works are not included in this figure and are quoted separately once the location, access and installation requirements have been assessed.

A typical lead time is 8–12 weeks. The exact programme depends on confirmation of the specification, site readiness, delivery access and the scheduling of installation works.

Siting requirements

The site must be prepared with suitable groundworks and foundations for the five-module, two-storey arrangement. There must also be sufficient access for module delivery, lifting operations and installation of the external steel staircase. Utility routes and connection requirements for the kitchenette, WC and shower need to be established before installation. Ground conditions, drainage, service connections and any other location-specific work are assessed and priced separately.
