A substantial modular office over two floors

This configuration combines nine 5.9m x 2.2m P600 modules in a two-storey terrace layout. Five modules form the ground floor and four form the first floor, creating approximately 110 m² of internal floor area within a 17.7m x 4.4m building footprint. It is designed for the Offices & Commercial sector as a permanent modular office for a growing business.

Ground-floor arrangement

Module 1 forms a prominent entrance section. Its exposed north-facing 5.9m wall has a large window, double glazed door and second large window. A full-size window is fitted to the exposed west end.

Module 2 has a small window, large window and small window across its exposed north wall. Module 3 repeats this arrangement on its north wall and also has a full-size window at the east end. Its exposed south wall carries another small, large and small window sequence, bringing daylight into both sides of this part of the building.

Module 4 has three openings along its south wall: a small window, large window and small window. A full-size window is positioned in the west end. Module 5 completes the ground floor with a full-size east-end window and the same small, large and small window arrangement along its exposed south wall.

First floor, terrace and external access

Module 6 has three small windows across its north wall and two small windows in the exposed west end. Module 7 also has three small north-facing windows. Its south wall is arranged with a large window, single glazed door and second large window.

Module 8 has three small windows on the north wall, two small windows at the east end and three small windows on the south wall. Module 9 has a full-height glazed door and half full-size window at the east end, three small windows along the south wall and two small windows in the west end.

A balustraded roof terrace is positioned above one ground-floor module. An external steel staircase runs up the outside of the building, providing direct access to the upper level without taking floor area from the offices.

Exterior and internal fit-out

The building is finished in smooth Dark grey cladding, with a flat roof and slim fascia for a clean commercial appearance. The fitted internal specification includes a kitchenette and WC. Their final positions can be coordinated with the required office layout and service plan.

Indicative price and programme

The indicative price is £96,750 excluding VAT, or £116,100 including VAT, for the standard fitted specification. Delivery, groundworks and other site-specific works are quoted separately because access, location, foundations and service requirements vary between sites. A typical lead time is 8–12 weeks, subject to specification, site readiness and the agreed delivery programme.

Preparing the site

The site must accommodate the 17.7m x 4.4m footprint, with additional working space for the external staircase, terrace access, delivery and installation. Suitable groundworks must be completed before installation, based on the conditions at the chosen site.
