This configuration combines eight 5.9m x 2.2m P600 modules, with four modules on each floor. The completed building has an 11.8m x 4.4m footprint and provides approximately 97 m² of internal floor area. It is designed for growing businesses seeking permanent office space quickly within the Offices & Commercial sector. The modules link together to create practical connected accommodation, with an internal staircase providing access between floors.
Ground-floor module layout
- Module 1: The exposed north-facing 5.9m wall has a large window, a single glazed door and a second large window. The exposed west-facing 2.2m end has one large window.
- Module 2: The north-facing wall has a small window, a large central window and another small window. One large window is fitted to the exposed east-facing end.
- Module 3: The south-facing wall has a small window, a large window and a second small window. The exposed west-facing end contains one large window.
- Module 4: One large window is positioned in the exposed east-facing end. The south-facing wall has a small window, a large window and another small window.
First-floor module layout
- Module 5: Three small windows are positioned along the exposed north-facing wall, with two further small windows in the west-facing end.
- Module 6: The north-facing wall contains three small windows. Two small windows are fitted to the exposed east-facing end.
- Module 7: Three small windows run along the south-facing wall, while the west-facing end has two small windows.
- Module 8: The exposed east-facing end has two small windows, and the south-facing wall contains three small windows.
Exterior and internal fit-out
The exterior is finished in vertical Dark grey cladding, giving the building a consistent commercial appearance across both storeys. A flat roof with a slim fascia keeps the roofline simple. The single glazed ground-floor door provides external access, while the remaining exposed elevations use the specified mix of large and small windows. The internal fit-out includes a WC and an internal staircase that is not visible externally.

The indicative price is £86,000 ex VAT, or £103,200 including VAT, for the standard fitted specification described here. Delivery, groundworks and site-specific works are quoted separately. Preparing the site
The site must be assessed and prepared before delivery. Ground conditions, the required groundworks, service connections and safe access for delivery and installation all need to be confirmed for the chosen location. Adequate space is also required for module unloading and lifting operations. These requirements are site-specific and sit outside the indicative building price, so they are reviewed and quoted separately before the installation programme is agreed.
