8-Module Two-Storey Clubhouse with WC and Shower

Configuration overview

This modular clubhouse uses eight steel-framed P600 modules, with four modules on the ground floor and four on the first floor. Each module measures 5.9m x 2.2m. Linked in a two-by-two arrangement on each level, they create an 11.8m x 4.4m footprint and approximately 97 m² of internal floor area across the two storeys.

Ground-floor modules

• Module 1: The exposed north elevation has a large window, a double glazed door and a second large window. Its exposed west end has one large window.
• Module 2: The north elevation has a small window, a large central window and another small window. One large window is fitted in the exposed east end.
• Module 3: The south elevation follows a small, large and small window arrangement. Its exposed west end includes one large window.
• Module 4: The exposed south elevation also has a small window, large window and small window. One large window is positioned in the east end.

The double glazed door set in Module 1 forms the specified external entrance. The mix of large and small openings brings daylight into the ground floor from the north, south, east and west elevations.

First-floor modules

• Module 5: Two large windows face north, with two small windows in the exposed west end.
• Module 6: Two large windows face north, while the exposed east end has two small windows.
• Module 7: Two large windows face south, with two small windows in the exposed west end.
• Module 8: Two large windows face south, while the exposed east end has two small windows.

An external steel staircase runs up the outside of the building to serve the first floor. Its final position and interface with the site are confirmed during project detailing.

Exterior and internal fit-out

The exterior is finished in horizontal Anthracite cladding. A flat roof and slim fascia keep the roofline restrained and give the completed clubhouse a clean, practical appearance suited to sports grounds, recreation sites and community facilities.

The standard fitted specification includes a kitchenette, WC and shower. Their precise positions within the linked layout can be coordinated during design development, allowing the accommodation to support meetings, club administration, changing requirements or community activities. The listed windows, double glazed entrance and external staircase are specific to this configuration.

Price and programme

The indicative price is £86,000 excluding VAT, or £103,200 including VAT, for this eight-module building in the standard fitted specification described here. Delivery, groundworks and other site-specific works are not included and are quoted separately once the location, access and installation requirements have been assessed.

A typical lead time is 8–12 weeks, subject to specification confirmation, project scheduling and site readiness. The layout and finishes can be reviewed through the P600 configurator before the project scope is finalised.

Siting requirements

The site must provide suitable access for delivery vehicles and lifting operations, together with a level, properly prepared foundation or base appropriate to local ground conditions. Space must also be allowed for module installation and the external staircase. Utility connections, drainage, surveys, permissions and any location-specific compliance work should be established before delivery; these elements are assessed and priced separately for each site.
