A practical two-floor welfare layout
This configuration uses seven 5.9m x 2.2m P600 steel-framed modules, with four modules at ground-floor level and three on the first floor. The completed building has an 11.8m x 4.4m footprint and approximately 85 m² of internal floor area. The linked modular layout provides substantial welfare accommodation without requiring a larger ground-level footprint.
Ground-floor modules
Module 1 forms part of the north and west elevations. Its north-facing 5.9m wall contains a central glazed double door with one small window on each side. The exposed 2.2m west end has two further small windows, giving this module the building’s external entrance and natural light from two directions.
Module 2 completes the ground floor’s north-facing side. Its exposed north wall has two top-only, high-level windows, while the east end has two small windows. The high-level openings provide daylight while retaining more usable wall area below.
Module 3 faces south and west. Two top-only, high-level windows are positioned along the south wall, with two small windows in the west end. Module 4 completes the ground-floor arrangement, with two small windows in its east end and two high-level windows along its south wall.
First-floor modules
Module 5 has three small windows along its exposed north wall and two small windows in the west end. Module 6 is naturally lit from three sides, with three small windows facing north, two in the east end and three facing south.
Module 7 also has windows on three exposed elevations. There are two small windows in the east end, three along the south wall and two in the west end. Together, the three upper modules create a well-lit first floor suitable for dividing into the required welfare areas during the final layout process.
An internal staircase connects the two floors. It is contained within the building and is not visible externally, keeping access between the welfare spaces protected from the weather.
Exterior and internal fit-out
The exterior is finished in smooth Light grey cladding, with a flat roof and slim fascia for a clean, straightforward appearance. The window arrangement combines standard small windows with high-level ground-floor windows where privacy and clear internal wall space are useful.
The standard internal fit-out includes a kitchenette, WC and shower. These facilities make the configuration suitable for construction teams requiring canteen, washing, toilet and drying-room accommodation in one building. Further information about this application is available under site welfare units.
Indicative price and scope
The indicative price is £75,250 excluding VAT, or £90,300 including VAT, for the standard fitted specification. This pricing relates to the seven-module building and stated internal fit-out. The final quotation will confirm the detailed scope for the project.

Programme and siting
A typical lead time is 8–12 weeks. The confirmed programme will depend on the agreed specification, project requirements and installation schedule.
The site must have a suitable prepared base or foundations, safe delivery and lifting access, and provision for the required water, power and drainage connections. Ground conditions, access restrictions and site-specific works need to be assessed before delivery. The same configuration can be reviewed and developed through the P600 configurator.
