A compact two-storey clubhouse

This configuration combines six steel-framed P600 modules in a two-storey terrace layout, with three modules on each level. Each module measures 5.9m x 2.2m, creating an overall footprint of 11.8m x 4.4m and approximately 73 m² of internal floor area. It is designed as a practical modular clubhouse for sports clubs and community organisations.

The first floor is reached by an external steel staircase, keeping the access route outside the main internal accommodation. The arrangement provides two usable levels without increasing the stated ground-level footprint.

Ground-floor modules

Module 1 has an active north-facing elevation comprising a large window, glazed double door and second large window. Its exposed west end includes a full-size window. This is the main glazed entrance within the specified configuration.

Module 2 has two large windows on its north side. The exposed east end has a full-size window, while the south side has two further large windows, bringing daylight into the module from three elevations.

Module 3 has full-size windows on both exposed ends, facing east and west. Its south-facing side contains two large windows. Together, the three ground-floor modules provide the entrance and an extensive spread of full-size and large window openings.

First-floor modules

Module 4 has two large windows along its north-facing side and two small windows in the exposed west end. Module 5 has two large windows on both its north and south sides, plus two small windows in the east end.

Module 6 completes the upper level with two large windows on its south-facing side. Its east and west ends each have two small windows. The mix of large side windows and smaller end windows gives the first floor glazing on every specified exposed elevation.

Exterior and internal fit-out

The building is finished with horizontal timber-effect cladding and a dual-pitch apex roof. These elements give the clubhouse a more traditional external character while retaining the speed and consistency of the P600 modular system.

The standard internal fit-out includes:

• A kitchenette for preparing drinks and light refreshments
• A WC for users and visitors
• A shower for changing and welfare provision

Price and programme

The indicative price is £69,000 excluding VAT, or £82,800 including VAT, for the standard fitted specification. This price relates to the six-module, two-storey configuration described here, including its stated openings, timber-effect exterior, apex roof, external steel staircase and internal kitchenette, WC and shower.

Delivery, groundworks and site-specific works are not included in the indicative price and are quoted separately. A final quotation will reflect the site location, access conditions and any project-specific requirements.

Lead time and siting

A typical lead time is 8–12 weeks, subject to the confirmed specification, order programme and site readiness. The site requires suitable prepared groundworks and foundations for the two-storey modular structure, together with a clear delivery route and sufficient working space for installation.

Water, waste and power requirements must be established for the kitchenette, WC and shower, with connection works agreed as part of the site-specific scope. Access, ground conditions and service locations should be assessed before delivery so that the modules, external staircase and fitted elements can be installed as planned.
