A practical L-shaped office configuration

This P600 configuration combines six 5.9m x 2.2m steel-framed modules to create a single-storey office with an overall footprint of 17.7m x 8.1m. The L-shaped arrangement provides approximately 73 m² of internal floor area, giving a growing business useful fitted workspace without moving to a two-storey building. It is designed for the Offices & Commercial sector and is one of Adacon’s configured modular offices.

Module-by-module arrangement

Each exposed elevation has a defined window or door arrangement, creating natural light around both sections of the L-shaped plan:

• Module 1: the north 5.9m wall has a large window, a single glazed entrance door and a second large window. The west 2.2m end has a full-size window.
• Module 2: the north 5.9m wall has a small window, a large window and a second small window.
• Module 3: the north and south 5.9m walls each have a small window, large window and small window. The east 2.2m end has a full-size window.
• Module 4: the south 2.2m end has a full-size window. The west 5.9m wall has a small window, large window and small window.
• Module 5: the exposed south 2.2m end has a full-size window.
• Module 6: the east 5.9m wall has a small window, large window and small window. The south 2.2m end has a full-size window.

Exterior finish and internal fit-out

The exterior is finished in light grey horizontal cladding, with a flat roof and slim fascia for a straightforward commercial appearance. Access is through the single glazed door on the north side of Module 1. Inside, the standard fitted specification includes a kitchenette and WC, supporting everyday office use without requiring a separate welfare building.

The connected modules form one building rather than six isolated rooms. Final internal planning can be developed around operational requirements, subject to the P600 system and the agreed specification. The P600 configurator can be used to review the configuration before the order is finalised.

Indicative price and programme

The indicative price is £64,500 ex VAT, or £77,400 including VAT, for the standard fitted specification of this six-module building. This includes the stated internal fit-out with kitchenette and WC. Delivery, groundworks and other site-specific works are excluded from the indicative price and are quoted separately.

A typical lead time is 8–12 weeks. The confirmed programme depends on final design approval, specification, site readiness and installation scheduling. Site work and access should therefore be planned alongside the building order rather than after production has begun.

Siting requirements

The building requires a suitable prepared base or foundations designed for the site conditions and the completed modular structure. Delivery and installation access must be checked for the vehicles and lifting operations involved. The site plan must also account for connections serving the office, kitchenette and WC, including electricity, water and drainage where required. Ground conditions, service routes, local restrictions and any relevant planning or statutory requirements should be established before installation; associated works are assessed and priced separately.
