A practical L-shaped office layout

This configuration uses five P600 steel-framed modules to create a single-storey modular office for the Offices & Commercial sector. The completed building has an overall footprint of 17.7m x 8.1m and provides approximately 61 m² of internal floor area. Its L-shaped plan can help define separate working areas while retaining a connected office environment.

Each P600 module measures 5.9m x 2.2m. The modules link together to form the finished building, with openings positioned across the exposed elevations to provide daylight from several directions. The layout is arranged as follows:

• Module 1: The north-facing 5.9m wall has a large window, a single glazed door and a second large window. The exposed west-facing 2.2m end has one large window.
• Module 2: Two large windows are fitted to the north-facing 5.9m wall, with another two large windows on the south-facing 5.9m wall.
• Module 3: The north-facing 5.9m wall has two large windows. The east-facing 2.2m end has one large window, while the south-facing 5.9m wall has two further large windows.
• Module 4: One large window is positioned in the exposed south-facing 2.2m end. The west-facing 5.9m wall contains two large windows.
• Module 5: Two large windows are installed in the east-facing 5.9m wall, with one large window in the south-facing 2.2m end.

Access, exterior and internal fit-out

The single glazed entrance door is positioned in Module 1 between two large windows, creating a clearly defined main entrance. Across the five modules, the specified window arrangement gives the office extensive glazing along its exposed walls and ends, supporting a bright working environment throughout the L-shaped plan.

The exterior is finished in smooth Light grey cladding. A flat roof and slim fascia keep the profile clean and restrained, making the building suitable for commercial premises, business parks and established operational sites without adding unnecessary external detailing.

Inside, the standard fitted specification includes a kitchenette and WC. These facilities make the building suitable for day-to-day use as permanent office accommodation rather than simply providing an empty shell. The remaining internal area can be planned around the buyer’s preferred balance of desks, meeting space, circulation and shared working areas.

Indicative price and programme

The indicative price for this five-module building is £53,750 excluding VAT, or £64,500 including VAT, based on the standard fitted specification. This covers the configured P600 building with its stated exterior finish, doors, windows, kitchenette and WC. Delivery, groundworks and other site-specific works are not included and are quoted separately following review of the location and project requirements.

Preparing the site

The site must be suitable for delivery, lifting and installation of five 5.9m x 2.2m modules. Adequate vehicle and lifting access will need to be confirmed, together with clear working space around the 17.7m x 8.1m footprint. Appropriate foundations or prepared supports, utility connections and drainage for the kitchenette and WC must be considered as part of the site works. Ground conditions, levels and any site restrictions should be assessed before delivery, while planning requirements remain specific to the location and intended use.
