Four-module clubhouse arrangement

This stored configuration combines four steel-framed P600 modules in a two-storey terrace layout. Two modules sit side by side on the ground floor, with two modules above, creating a footprint of 5.9m x 4.4m and approximately 46 m² of usable internal floor area. Each module measures 5.9m x 2.2m, is 2.40m externally and has an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.

An external steel staircase runs up the outside of the building to provide access to the upper level. The arrangement is intended for the Sport & Leisure sector and is suited to sports clubs and community organisations considering a modular clubhouse.

Windows and external doors

Module 1 has a large window, glazed double door and second large window across its exposed north wall. Its east and west ends each have a full-size window. Module 2 has a full-size window at both its east and west ends, while its exposed south wall has a small window, a large window and a second small window.

On the first floor, Module 3 has two large windows on its exposed north wall. Both its east and west ends have two small windows. Module 4 repeats the paired small-window arrangement on its east and west ends, with two large windows across its exposed south wall. Final fixture and finish details are confirmed by quotation.

Anthracite grooved-plank exterior

The exposed outside walls are specified with ARLINE AR16016 grooved-plank cladding between the steel frame. The vertical boards are finished in Anthracite. This treatment is selected for the north, east and west walls of Modules 1 and 3, and for the east, south and west walls of Modules 2 and 4. The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia.

Requested internal fit-out

A WC and shower are requested for confirmation within the final layout. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and other hygienic-panel styles remain selectable choices or upgrades, while flooring outside the toilet and shower areas can be selected room by room rather than being treated as a fixed included finish.

Estimate and site requirements

The indicative configured estimate is £54,800 excluding VAT, or £65,760 including VAT, subject to quotation. Transport is priced separately according to the destination postcode and site access.
