A practical office footprint

This single-storey building combines four P600 modules in a wide rectangular layout, with a 5.9m x 8.8m footprint and approximately 46 m² of internal floor area. It is configured as a modular office for growing businesses that need permanent workspace on a shorter programme than a conventional build. For Offices & Commercial use, it provides a defined product with a fitted kitchenette and WC.

Each P600 module has a steel frame and measures 5.9m x 2.2m. The four modules are linked side by side to create the wider floor plan, rather than forming separate rooms or stacked accommodation. The exact internal division of the office area can be developed around the kitchenette, WC and the operational needs of the buyer.

Module-by-module arrangement

• Module 1 forms the northern side of the building. Its exposed 5.9m north wall has a large window, a single glazed door and a second large window. The exposed east and west end walls each have one large window.
• Module 2 sits alongside Module 1. Its east and west end walls are exposed, with one large window fitted to each end.
• Module 3 continues the wide layout. Like Module 2, it has one large window in the exposed east end wall and one in the exposed west end wall.
• Module 4 forms the southern side. Its exposed south wall has two large windows, while its east and west end walls each have one large window.

Across the complete building, the configuration includes one single glazed door and 11 large windows. Openings on the north and south elevations provide the main frontage glazing, while windows across both 8.8m end elevations bring daylight into the full width of the office.

External finish and fitted interior

The exterior is finished in smooth Dark grey cladding. A flat roof with a slim fascia keeps the profile simple and appropriate for a commercial site, business premises or an additional office building within an existing workplace.

Internally, the standard fitted specification includes a kitchenette and WC. This gives the building the essential facilities required for day-to-day office use without relying entirely on amenities in another building. The remaining internal area can serve as working space, meeting space or a combination suited to the occupying business.

Price and programme

The indicative price is £51,600 ex VAT, or £61,920 including VAT, for the standard fitted specification described here. This covers the four-module building with its specified cladding, door and window arrangement, kitchenette and WC. Delivery, groundworks and any site-specific works are not included and are quoted separately once the site and access requirements are known.

A typical lead time is 8–12 weeks. The actual programme depends on the confirmed specification, current production capacity and site readiness. Preparing the site

Before delivery, the site must have suitable access for transport and installation operations, together with completed groundworks appropriate to the building and local ground conditions. Utility routes and connection points for the kitchenette and WC must also be planned in advance. Delivery access, lifting requirements, drainage, service connections and any site constraints are assessed separately because they vary by location.

The buyer is responsible for confirming the planning and regulatory requirements that apply to the proposed site. Groundworks, delivery and other site-specific items are then priced around the confirmed location, access arrangements and required connections.
