A substantial single-storey office layout

This configuration uses 11 steel-framed P600 modules in a grid arrangement measuring 23.6m by 6.6m overall. The linked building provides approximately 134 m² of internal floor area, giving growing businesses a practical amount of permanent office space without moving to a two-storey design. Black exterior and full internal fit-out

The exterior is finished in vertical Black cladding, giving the long, low elevations a consistent commercial appearance. A flat roof with a slim fascia keeps the roofline restrained. The large windows are distributed across the north, south, east and west elevations, bringing daylight into the perimeter of the office layout.

The standard internal fit-out includes a kitchenette and WC, supporting everyday use as a self-contained workplace. Their final arrangement can be coordinated as part of the project specification. Indicative price and programme

The indicative price is £118,250 excluding VAT, or £141,900 including VAT, for the standard fitted specification. This covers the 11-module building in the configuration described, including the stated external finish, door and window arrangement, kitchenette and WC. Delivery, groundworks and site-specific works are quoted separately, and the project quotation will confirm the installation scope and any requirements particular to the site.

A typical lead time is 8–12 weeks. The final programme depends on specification approval, site readiness, access and project scheduling, so preparatory work should be planned alongside the building order.

Siting requirements

The building requires a suitable prepared and level base designed for the completed 11-module layout. The site must also provide sufficient access for module delivery and installation equipment. Utility routes for the kitchenette and WC need to be established before installation, with connection points coordinated against the final plan. Planning, Building Regulations, drainage, ground conditions and other site-specific requirements remain subject to the location and intended use.
