11-Module P600 Office with Kitchenette and WC

A substantial single-storey office layout

This configuration combines 11 P600 modules in a grid measuring 23.6m by 6.6m at its maximum footprint. Each steel-framed module measures 5.9m by 2.2m, creating approximately 134 m² of internal floor area when linked together. The result is a sizeable permanent workplace for the Offices & Commercial sector, designed for organisations that need additional office capacity quickly.

The grid has four modules across the north row, four through the central row and three across the south row. Modules 1 to 4 form the north elevation, Modules 5 to 8 occupy the central section, and Modules 9 to 11 form the southern section. The arrangement leaves the south wall of Module 8 exposed alongside the three-module south row. Further examples can be viewed under modular offices.

Doors and windows by module

Module 1 provides the main entrance on the north elevation, with a double glazed door positioned between two large windows. Its exposed west end also has a full-size window. Modules 2, 3 and 4 each have a small window, large window and second small window along their north-facing sides. Module 4 completes this elevation with an additional full-size window in its exposed east end.

On the central row, Module 5 has a full-size window in its west end. Modules 6 and 7 sit within the grid and have no exposed-wall openings scheduled. Module 8 has a full-size window in its east end, while its exposed south side has a small window, large window and second small window.

Module 9 has the same three-window arrangement on its south side, together with a full-size window in the west end. Module 10 has a small, large and small window sequence facing south. Module 11 repeats that south-facing arrangement and adds a full-size window to its exposed east end. These openings provide glazing around every external side of the completed layout without adding doors or windows that are not part of the specified configuration.

Exterior and internal fit-out

The exterior is finished in vertical Light grey cladding, giving the building a clean commercial appearance. A flat roof and slim fascia keep the roofline visually restrained across the full single-storey footprint. Internally, the fitted specification includes a kitchenette and WC, supporting everyday office use without requiring separate welfare accommodation.

The linked grid provides a practical basis for open-plan work areas, meeting space and supporting office functions. Final room divisions and furniture layouts are not specified in this configuration and can therefore be considered against the buyer’s operational requirements. Price and typical programme

The indicative price is £118,250 excluding VAT, or £141,900 including VAT, for the standard fitted specification. This covers the 11-module building with the stated Light grey exterior, scheduled doors and windows, kitchenette and WC. Delivery, groundworks and any site-specific works are quoted separately, as these depend on the location, access and site conditions.

A typical lead time is 8–12 weeks. The final programme will depend on confirmation of the specification, site information and the separate arrangements required for delivery and installation.

Preparing the site

Before siting, the location must be assessed for delivery vehicle access, space for offloading and installation, ground conditions, required groundworks and routes for utility connections. The 23.6m by 6.6m footprint must also be accommodated with suitable working space around it. Groundworks and site-specific requirements are established and priced separately for the chosen location.
