Two-storey P600 configuration
This modular office comprises 10 steel-framed P600 modules arranged as five linked modules on each of two storeys. The completed layout occupies a 17.7m x 4.4m footprint and provides approximately 114 m² of internal usable floor area. Each module measures 5.9m x 2.2m, with an external height of 2.40m, an internal ceiling height of 2.16m and an approximate usable interior of 5.7m x 2.0m.
An internal staircase connects the ground and first floors without being visible externally. The configuration is designed for the modular offices use case, giving growing businesses a substantial two-level workplace within a defined footprint.
Ground-floor openings
The ground floor uses large windows across its exposed elevations. Module 1 has two large windows and a double glazed door on its north wall, plus one large window on the west end. Module 2 has two north-facing large windows. Module 3 has two large windows on each of its north and south walls, together with one on the east end.
Module 4 has two large windows on the south wall and one on the west end. Module 5 completes the ground-floor arrangement with two large windows on the south wall and one on the east end. These openings form part of this stored configuration rather than representing a generic P600 layout.
First-floor openings
The first floor is specified with small windows. Module 6 has three on the north wall and two on the west end, while Module 7 has three on the north wall. Module 8 has three small windows on both its north and south walls, plus two on the east end.
Module 9 has three small windows on the south wall and two on the west end. Module 10 has three on the south wall and two on the east end. Final fixture and finish details are confirmed by quotation.
External finish and roof
All exposed outside walls identified in this configuration receive Anthracite ARLINE AR16016 grooved-plank cladding between the structural frame. The boards run vertically across the selected full-wall elevations, including the wall areas surrounding the specified doors and windows. Cladding is quote-only and is not separately itemised in public pricing.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified.
Requested internal fit-out
The requested fit-out includes a kitchenette and WC, with their positions and final arrangement to be confirmed in the completed layout and quotation. White, lightly ribbed insulated sandwich panels are the included internal wall finish elsewhere. Any toilet or shower room requires hygienic wall panels and wet-room PVC flooring.
Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades but are not included unless expressly confirmed. The internal arrangement can be reviewed through the building configurator, with the final specification governed by the quotation.
Price and site requirements
The indicative configured estimate is £135,400 excluding VAT, or £162,480 including VAT, subject to quotation. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
