10-Module Single-Storey Office with Kitchenette and WC

Permanent workspace from a proven modular system

This configuration uses 10 P600 modules in a single-storey grid layout, creating a substantial office building within a 23.6m x 6.6m overall footprint. Each module measures 5.9m x 2.2m and is linked to form approximately 130 m² of internal floor area. Window and entrance arrangement

The north elevation provides the main entrance and a regular sequence of windows. Module 1 has a single glazed door positioned between two large windows on its exposed 5.9m north wall. Its exposed 2.2m west end also has a full-size window, bringing daylight into the end of the building.

Modules 2, 3 and 4 each have a small window, a large window and a second small window across their exposed north walls. Module 4 also includes a full-size window in its exposed east end. Together, these four modules create the principal public-facing elevation, with the entrance clearly defined by the glazed door in Module 1.

Module 5 has a full-size window in its exposed west end. No external door or window is specified for Module 6 because it has no exposed wall openings in this arrangement. Module 7 has a small window, large window and small window across its exposed south wall.

Module 8 combines a full-size window in its exposed east end with the same small, large and small window sequence on its south wall. Module 9 repeats that south-facing window sequence and adds a full-size window to its exposed west end. Module 10 also has the three-part south-facing window arrangement, together with a full-size window in its exposed east end. No additional doors, windows or shutters are included in the stated configuration.

External finish and internal fit-out

The exterior is finished in smooth Light grey cladding, giving the office a restrained commercial appearance suited to business parks, operational sites and company premises. A flat roof with a slim fascia keeps the roofline clean and low-profile across the full grid of modules.

Internally, the building is supplied to a standard fitted specification and includes a kitchenette and WC. The remaining floor area can support working, meeting and circulation space according to the purchaser’s furniture and operational layout. Price and delivery programme

The indicative price is £107,500 excluding VAT, or £129,000 including VAT, for the standard fitted specification. Delivery, groundworks and any works required for the individual site are not included in this figure and are quoted separately once the location, access and site requirements have been assessed.

A typical lead time is 8–12 weeks, subject to order confirmation, final specification and production capacity. The programme for delivery and installation will also depend on the site being ready and accessible at the agreed time.

Preparing the site

The purchaser must provide a suitable prepared site for the 23.6m x 6.6m footprint, with appropriate access for delivery and installation. Groundworks, utility connections and other site-specific provisions must be established for the location and agreed separately. Any required permissions and site constraints should also be resolved before the installation programme is fixed.
