Off-site construction vs traditional build: an honest comparison
Off-site is not automatically the right answer. It is dramatically faster and costs a fraction of a traditional build for the same floor area, but it works best where the design suits modular geometry and the site can take a delivery and a lift. This is where each approach genuinely wins.

Where off-site wins
Programme length, cost certainty, minimal site disruption, weather-proof manufacture, consistent quality, and the option to extend or relocate the building later.
Where traditional still wins
Highly irregular shapes, sites with no crane or lorry access, very tight urban plots, conversions and extensions that must tie into complex existing structures, and designs where the module grid would compromise the architecture.
How to decide
If the building can be expressed as a grid of rectangular modules and a lorry and crane can reach the position, off-site will almost always be faster and cheaper. If either of those is a hard no, traditional construction is the better route.
Off-site manufactured vs traditional construction
| Off-site manufactured | Traditional build | |
|---|---|---|
| Programme | From 7-8 weeks in factory, installed in days | Months on site, trade by trade |
| Cost for the same area | A fraction of a traditional build | Higher, and more exposed to overruns |
| Cost certainty | Priced per module before manufacture | Variations and delays common |
| Weather | Manufacture is indoors and unaffected | Delays through winter and wet spells |
| Site disruption | Base, one lift, then connections | Continuous deliveries, trades and waste |
| Access needed | Lorry and crane access required | Works on constrained sites |
| Design freedom | Rectangular module grid, flexible internally | Any shape, any geometry |
| Later changes | Add modules, reconfigure or relocate | Extensions mean a new build project |
