The off-site construction process, step by step
Every off-site project follows the same route: design, sign-off, factory manufacture, delivery, craning, connection and handover. The difference from a traditional build is where the work happens — around 90% of it is done before anything arrives on your site.

1. Design and specification
Arrange modules, set the layout, choose doors, windows, glazing, roof style, terraces and finishes in the online designer, or work it through with us. You get drawings, dimensions and an indicative price you can take to your planning enquiry.
2. Quote and sign-off
The specification is priced per module and issued as a written quote. Once accepted and the deposit is paid, the drawings are frozen and the factory slot is booked.
3. Factory manufacture
The chassis is built, then the structure, insulation, cladding, roof, glazing, electrics and internal finishes. Working indoors means no weather delay and consistent quality control across each module.
4. Site preparation, in parallel
You prepare a level, load-bearing base sized to the building, run drainage, and bring water and power to the module position. Access for the delivery lorry and the crane needs to be confirmed before the delivery date.
5. Delivery and craning
Modules are delivered and lifted into place by crane or hiab, usually within a single day. Delivery to UK mainland and Northern Ireland is included in the quoted price.
6. Joining, connection and handover
Modules are joined, the roof and junctions are sealed, services are connected and the building is snagged and handed over — typically within a few days of arrival.
