How much do off-site manufactured buildings and homes cost?
Off-site pricing is simple because the unit of cost is the module. One P600 module is 5.9m × 2.2m (approx. 12.98 m²) and costs £10,750 + VAT (£12,900 inc. VAT), with delivery to UK mainland and Northern Ireland included. A larger building is a multiple of that figure plus the fit-out you choose, so the cost is known before manufacture begins — and for the same floor area it lands at a fraction of a traditional build.
What is in the module price
Each module includes the galvanised steel chassis, insulated walls, floor and roof, plastered and painted internal walls, flooring, LED lighting, sockets, a consumer unit and double-glazed uPVC windows and doors. Delivery is included in the quoted price.
What changes the price
Module count and floor area, whether the building is single or two storeys, kitchens, toilets and shower rooms, internal partitions, additional windows and doors, full-height glazing, terraces and decking, cladding choices, and staircases where a second storey is required.
What sits outside the building price
Your base or foundations, groundworks, drainage and service connections, crane hire where site access requires a specific lift, and any planning or professional fees. These vary by site, so they are quoted separately rather than bundled into a headline figure.
Comparing with a traditional build
A conventional build spreads cost across months of trades, scaffolding, weather delays and site waste. Off-site concentrates the labour in the factory and compresses the programme, which is why the same floor area comes in materially lower — and why the number you are quoted is far more likely to be the number you pay.
