How much do off-site manufactured buildings and homes cost?
Adacon modular buildings use P300, P400 and P600 units with external lengths of 2.9m, 3.9m and 5.9m, a common 2.2m width and 2.40m external / 2.16m internal height. The sizes can be combined to create more tailored floor areas and building shapes, joined side by side or stacked to two storeys subject to the final project design. The final total depends on the selected layout, fit-out, delivery and site requirements, and is calculated in the online designer.
What is in the module price
Each module includes the galvanised steel chassis, insulated walls, floor and roof, LED lighting, sockets, a consumer unit and an entrance door; wall and floor finishes and windows are chosen in your design. Transport and offloading are itemised separately in your quotation, priced by your site's location and access.
What changes the price
Module count and floor area, whether the building is single or two storeys, kitchens, toilets and shower rooms, internal partitions, additional windows and doors, full-height glazing, terraces and decking, cladding choices, and staircases where a second storey is required.
What sits outside the building price
Your base or foundations, groundworks, drainage and service connections, crane hire where site access requires a specific lift, and any planning or professional fees. These vary by site, so they are quoted separately rather than bundled into a headline figure.
Comparing with a traditional build
A conventional build spreads cost across months of trades, scaffolding, weather delays and site waste. Off-site concentrates the labour in the factory and compresses the programme, which is why the same floor area comes in materially lower — and why the number you are quoted is far more likely to be the number you pay.
