Ten-module, two-storey layout

This P600 configuration uses ten linked steel-framed modules arranged over two storeys, with five ground-floor modules and five first-floor modules. The external footprint is 17.7m x 4.4m, while the conservative per-module allowance gives approximately 114 m² of usable internal area before partitions. Connected open layouts may provide more space.

Each module measures 5.9m x 2.2m, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. An internal staircase connects the two floors and is not visible externally. This format is designed for the modular offices use case, giving growing businesses a substantial commercial workspace across a relatively compact site footprint.

Windows and entrance arrangement

The ground floor uses a combination of large side windows, full-size end windows and a glazed double door:

Module 1 has two large north-facing windows around a glazed double door, plus a full-size west end window.
Module 2 has two large windows on its north wall.
Module 3 has two large windows on both its north and south walls, plus a full-size east end window.
Module 4 has two large south-facing windows and a full-size west end window.

Selected external treatment

All exposed walls specified in this configuration receive ARLINE AR16016 grooved plank cladding in Venge, fitted as vertical boards between the frame. The dark finish is applied across the selected north, south, east and west external walls of the ten-module arrangement. Above, the building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia.

Requested internal fit-out

The requested fit-out includes a kitchenette and WC, with their positions and final details to be confirmed as part of the agreed room layout. Elsewhere, insulated sandwich panels are the included internal wall finish, with other finishes selected to suit the final arrangement.

Where bathroom walls are included in the agreed layout, the standard specification uses 40mm waterproof insulated sandwich panels. Hygienic panels are available as an optional selection. Plaster can be applied to the outside faces of bathroom walls when selected. If a shower room is incorporated into the final plan, wet-room PVC flooring is used. Illustrated fixtures and finishes remain subject to the final quotation.

Estimate and site considerations

The indicative configured estimate is £135,400 ex VAT, or £162,480 including VAT, subject to quotation. Transport is priced separately according to the site postcode and access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting remains subject to survey and confirmation of the property-specific requirements before the final configuration is agreed through the building configurator.
