    Configuration and dimensions

This gatehouse uses two P600 modules connected in a single-storey run layout. Together, they create an external footprint of 11.8m x 2.2m and provide approximately 22.8m² of usable internal area before partitions. This figure uses a conservative per-module allowance; a connected open layout may provide more usable space depending on the final arrangement.

Each steel-framed module measures 5.9m x 2.2m and is 2.40m high externally. Its approximate usable interior is 5.7m x 2.0m, with a 2.16m internal ceiling. The linear format is suited to a gatehouse where clear visibility and a practical working area support access monitoring and day-to-day site control.

    Windows and entrance

The stored arrangement places two large windows on the north wall of Module 1. Its south wall has a single glazed door positioned between two small windows, while the exposed west end has a full-size window.

Module 2 also has two large windows on its north wall. Its south wall has a further two large windows, and the exposed east end has a full-size window. This specification creates glazing across both long elevations and at each exposed end of the connected run. The final relationship between the open working area, circulation space and requested WC is confirmed during layout development.

    Anthracite external finish

All exposed outside walls are specified with Anthracite ARLINE AR16016 grooved plank cladding applied between the frame. The boards run vertically across the north, south and west walls of Module 1 and the north, south and east walls of Module 2. The connected ends are not exposed external walls in this run configuration.

Above, the building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected. Final fixture, finish and detailing choices are confirmed by quotation rather than assumed from illustrations.

    Requested WC and internal finishes

A WC has been requested, but its exact position and room arrangement remain subject to confirmation in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. If a shower room is selected during final planning, wet-room PVC flooring is used within that room.

Plaster applies to the outside faces of bathroom walls when that finish is selected. Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative wall treatments, flooring or room-specific finishes must be chosen to suit the confirmed plan and recorded in the quotation.

    Estimate, transport and siting

The indicative configured estimate is £27,800 excluding VAT, or £33,360 including VAT, subject to quotation. Transport is priced separately according to the destination postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate and are not included in the indicative estimate.

Placement, access, levels and servicing requirements must be assessed for the intended site. Final siting is subject to survey, with the necessary groundworks and site provisions established for the location. The stored configuration can be reviewed in the P600 configurator before the final layout, finishes and quotation are confirmed.
