    Linked single-storey module layout

This stored design uses two steel-framed P600 modules arranged as a single-storey run. Together they form an external footprint of 11.8m x 2.2m and provide approximately 22.8m2 of usable internal area before partitions. This figure uses a conservative per-module allowance; a connected open layout may provide more usable space, depending on the final room arrangement.

Each module measures 5.9m x 2.2m and is 2.40m high externally, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. Module 1 forms the western section of the run, while Module 2 continues to the east. The final connection, circulation and WC partitioning are confirmed through the quoted layout.

Openings for visibility and site control

The openings are configured around the exposed walls. On Module 1, the north side has a drive-through sliding serving window, the south side has a single glazed door, and the exposed west end has a large window. Module 2 has two large windows on its north side, two large windows on its south side and one large window in the exposed east end.

This distribution supports a gatehouse role where staff need views across an entrance, access route or controlled boundary. The sliding serving window provides a practical point for communicating with drivers or visitors, while the glazed door provides the selected personnel entrance. Final fixture details are confirmed by quotation rather than guaranteed from illustrative imagery.

Anthracite external finish and flat roof

The selected exposed walls use Anthracite ARLINE AR14514 fine-ribbed cladding applied between the frame, with the boards set vertically. Full-wall cladding is specified on the north and south sides of both modules, the west end of Module 1 and the east end of Module 2. Cladding remains subject to the final quotation and is not separately itemised in public pricing.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected. The restrained Anthracite finish and fine vertical rib give the configuration a consistent appearance across its exposed elevations.

    Requested WC and internal finishes

A WC has been requested for the final layout, but its position, sanitary fittings and partition arrangement still require confirmation. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Where plaster is selected, it applies outside the bathroom walls.

Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative finishes depend on the final room plan and quotation. Wet-room PVC flooring applies to shower rooms; no shower room is stored in this configuration, so it should not be treated as a selected floor finish for this gatehouse.

    Price and site requirements

The indicative configured estimate is £27,800 excluding VAT, or £33,360 including VAT, subject to quotation. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Positioning and site requirements remain subject to survey, including access, levels, ground conditions and any operational constraints around the entrance. The stored arrangement can be reviewed through the configuration process, with final dimensions, openings, finishes and WC details recorded in the quotation.
