Two-Module P600 Garden Room with Kitchenette and WC

A wide, single-storey garden room

This P600 configuration links two steel-framed modules side by side to create a single-storey garden room with a 5.9m x 4.4m footprint. The combined interior provides approximately 23 m² of usable floor area, giving homeowners a practical amount of additional space for everyday living, hobbies, relaxation or working from home.

Each module measures 5.9m x 2.2m externally and is 2.40m high, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. The wide arrangement brings the two interiors together as one larger plan rather than creating a long, narrow building. Further examples of this type of space can be viewed under garden rooms.

Windows and entrance arrangement

Module 1 forms the north side of the layout. Its exposed 5.9m north wall has a large window, a glazed double door and a second large window. The exposed east and west ends each have a full-size window. This arrangement places the main entrance and broad areas of glazing along the garden-facing side while also introducing windows at both ends.

Module 2 forms the south side. Its exposed 5.9m south wall has a small window, a large window and another small window. The east and west ends each include a full-size window. These are the stored openings for this configuration; final fixture details and the completed layout are confirmed by quotation.

Anthracite exterior and apex roof

The exposed outside walls use included vertical insulated sandwich panels in Anthracite Grey, RAL 7016, with a smooth finish. The selected panel finish applies to Module 1’s north, east and west walls and Module 2’s east, south and west walls. The building is completed with a dual-pitch apex roof, giving the joined modules a clear residential garden-room profile. Alternative cladding requirements, where available, are handled as quote-only choices rather than itemised within this configuration.

Requested kitchenette and WC

A kitchenette and WC have been requested, with their positions and exact specifications to be confirmed in the final internal plan. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring. The relevant treatment for the requested WC will therefore be established when its layout and fit-out are confirmed.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard, other hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades, but they are not included specifications for this stored design unless added to the final quotation. The configuration can be reviewed through the building configurator.

Indicative price and site considerations

The indicative configured estimate is £30,000 excluding VAT, or £36,000 including VAT, subject to quotation and confirmation of the final details. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Placement and access remain subject to a site survey. The proposed location should be assessed for vehicle access, offloading requirements, levels, groundwork needs and any constraints affecting the building’s siting. These factors are considered separately from the stored two-module configuration and may affect the final quotation.
