    Wide two-module workspace

This P600 configuration places two 5.9m x 2.2m steel-framed modules side by side to form a single-storey building with an external footprint of 5.9m x 4.4m. Each module is 2.40m high externally and has an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.

Using a conservative per-module allowance, the building provides approximately 22.8 m² of usable internal area before partitions. A connected open layout may provide more usable space, but the final figure will depend on the confirmed connection, kitchenette, WC and internal partition arrangement. The wide format is intended to create a practical garden office for home working or running a small business away from the main house.

    Windows and entrance

The north-facing 5.9m wall of Module 1 contains a single glazed door positioned between two large windows. Its exposed east and west 2.2m ends each have a full-size window. Together, these openings give the principal office side a clearly defined entrance and extensive glazing.

Module 2 has three small windows along its exposed south-facing 5.9m wall. Its exposed east and west ends each contain a full-size window. The stored arrangement therefore provides windows on every exposed wall, while the joined long sides sit within the centre of the wide two-module layout.

    Selected external treatment

ARLINE AR16016 grooved-plank cladding in Teak is selected between the visible parts of the steel frame. The boards run vertically on the north, east and west exposed walls of Module 1 and on the east, south and west exposed walls of Module 2. Cladding details and costs are confirmed as part of the final quotation and are not separately itemised here.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this stored design, retaining the direct profile of the P600 frame.

    Requested internal fit-out

A kitchenette and WC have been requested, but their positions, dimensions, services and partition layout remain subject to confirmation. The final arrangement must account for circulation, the module connection and the existing window and door positions.

Insulated sandwich panels are the included wall finish outside the bathroom area. For the WC zone, bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an optional selection. Plaster can be selected outside bathroom walls where required. Other internal finishes are chosen to suit the confirmed room layout. Wet-room PVC flooring applies to shower rooms, although a shower room is not specified in this configuration and the flooring elsewhere has not been fixed.

    Price and site considerations

The indicative configured estimate is £27,400 excluding VAT, or £32,880 including VAT, subject to quotation and final specification. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Siting is subject to survey, including available access, ground conditions and the space required for the 5.9m x 4.4m external footprint. Final opening, partition and finish details are confirmed through the project quotation and the completed configuration.
