Two-Module Gatehouse with Requested WC

Two-module run layout

This gatehouse is formed from two P600 steel-framed modules arranged in a single-storey run. Together, they create an overall footprint of 11.8 m x 2.2 m and provide approximately 23 m² of usable internal floor area. Each module measures 5.9 m x 2.2 m externally, with an external height of 2.40 m and an internal ceiling height of 2.16 m. The approximate usable interior of each module is 5.7 m x 2.0 m.

The long, narrow configuration is designed for a controlled site entrance where staff need an enclosed base for monitoring access and managing visitors or vehicles. Windows and entrance arrangement

Module 1 has two large windows on its exposed north wall. Its south wall contains two small windows with a single glazed door between them, while the exposed west end has one large window.

Module 2 also has two large windows on its exposed north wall. The south wall contains two large windows, and the exposed east end has a further large window. This stored arrangement defines the openings for the configured building; their relationship to furniture, counters, sanitary space and working positions will be confirmed through the final layout.

Selected external finish and roof

The exposed outside walls use included vertical insulated sandwich panels finished in Anthracite Grey, RAL 7016, with a smooth surface. This selection applies to the north, south and west walls of Module 1 and the north, south and east walls of Module 2.

The building has a flat roof with an approximately 120 mm steel-frame fascia. No additional fascia is selected. Cladding costs are quote-only and are not itemised separately in public pricing.

Requested internal fit-out

A WC has been requested for this configuration, but its final position and arrangement remain subject to confirmation in the completed layout and quotation. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring. These provisions apply to the sanitary area where it is confirmed in the final design.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades, but they are not included specifications for this stored configuration unless confirmed in the quotation. The layout can be reviewed through the building configurator.

Indicative price and site requirements

The indicative configured estimate is £25,800 excluding VAT, or £30,960 including VAT, subject to quotation and confirmation of the final specification. This figure must not be treated as an itemised price for individual external finishes or fit-out elements.

Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting is subject to survey, including confirmation of access, ground conditions, positioning constraints and any project-specific requirements before the order is finalised.
